Using your financial
calculator: Six Functions of $1
(Classroom)
This Lunch & Learn seminar is designed to demonstrate use of a
financial calculator in the six functions of a dollar. The certified residential and certified general appraiser exams test
demonstrated use of financial calculators. The Six Functions of $1 are
usually presented on compound interest tables found in many real estate
appraisal text books and are used to determine mortgage payments, the present
worth of future benefits from the ownership of real estate, the future value of
an investment over a holding period, cash equivalency, and other investment scenarios. This
seminar will explain the concept of time value of money (TVM), overview each
function, identify the information required and uses of each function, and
cover the steps required to calculate the following on a financial calculator:
Future Value of
$1
Future Value of
$1 Annuity
Sinking Fund
Factor
Present Value of
$1 Reversion
Present Value of
$1 Annuity
Payment to
Amortize
Solutions to various
problems will be made for a variety of calculators, including the Hewlett
Packard HP-12C (retails about $70), Texas
Instruments BA II Plus (retails about $30), and inexpensive financial
calculators found at general stores (retailing for less than $10).
