Qualitative &
Quantitative Adjustment Techniques
(Classroom)
Many appraisers are learning that the methods and techniques
they have relied on in the past are coming under increased scrutiny for
compliance with USPAP and good appraisal practice. This 2-hour Lunch
& Learn seminar is intended to provide an overview of various
qualitative and quantitative adjustment techniques that can be used to support
value conclusions in development of the sales comparison, income
capitalization, and cost approaches to value. Quantitative techniques include
paired data, graphic analysis, cash equivalency, sensitivity analysis and other
techniques to derive adjustments in terms of dollar amounts or percentages.
Qualitative adjustment techniques include trend analysis, relative comparisons,
and ranking when precise adjustment amounts cannot be determined. Discussion of
best practices in selecting the units of comparison, sequence of adjustments,
and reconciliation will also be discussed.
This course is approved by OREA for 2-hours CE under
