Using your financial
calculator: Discounted Cash Flows & Cash Equivalency
(Classroom)
This Lunch & Learn seminar is designed to demonstrate use of a
financial calculator in discounted cash flow analysis. The certified residential and certified general appraiser exams test
demonstrated use of financial calculators. The discounted cash flow
(DCF) analysis is usually a preferred technique in the income capitalization
approach when rent levels, vacancy rates, or operating expenses are expected to
change over the holding period. This seminar will discuss the concept of time
value of money (TVM) and present solutions to scenarios such as lease-up to
stabilized occupancy, ground leases with and without reversion of the
improvements, and determining cash equivalency of special financing. Solutions
to various problems will be made for a variety of calculators, including the
Hewlett Packard HP-12C (retails about $70) and Texas Instruments BA II
Plus (retails about $30).
